If you're relocating to St. Johns County, Florida, Beacon Lake and Shearwater are two communities worth putting on your list.
Both offer newer homes, resort-style amenities, outdoor recreation, and access to highly regarded St. Johns County schools. But their locations, community feel, and lifestyle are different.
So which one is right for you?
Beacon Lake: Built Around the Water
Beacon Lake's biggest selling point is right in the name.
The community is centered around a 43-acre recreational lake, surrounded by approximately 358 acres of nature preserve. Its amenities include a lake house, fitness center, pools, splash park, tennis courts, kayak and canoe launch, playgrounds, trails, and a dog park.
Current builder information shows homes ranging from approximately 1,613 to 3,285 square feet, with some new homes starting in the $400s.
Beacon Lake may be a good fit if you want:
- A newer community
- A strong lake-and-outdoor lifestyle
- Water activities close to home
- Modern homes and floor plans
- Convenient access to CR 210, I-95, and U.S. 1
One thing to remember: Beacon Lake does have a CDD, so buyers should include the specific property's CDD assessment when calculating their total housing cost.
Shearwater: Built Around an Active Lifestyle
Shearwater takes a slightly different approach.
The community emphasizes fitness, trails, nature, and resort-style amenities. Its amenities include a Fitness Lodge, pools, playgrounds, trails, and other recreational spaces. The community is also close to additional public amenities planned around the Shearwater area.
Shearwater is approximately 25–30 miles from beaches in Jacksonville and St. Augustine, making it more of an inland suburban lifestyle than a coastal one.
Shearwater may be a better fit if you want:
- Extensive walking and biking opportunities
- Fitness-focused amenities
- A nature-oriented setting
- Established neighborhood sections
- A mix of home styles and price points
- Convenient access to Fruit Cove and central St. Johns County
Which Community Offers Better Value?
That's where things get more interesting.
Instead of comparing only the listing price, look at the total monthly cost.
Consider:
Home price + mortgage + property taxes + HOA + CDD + insurance
For example, Beacon Lake is within the Meadow View at Twin Creeks CDD, while Shearwater is part of the Trout Creek CDD.
HOA and CDD amounts can vary by property, phase, home type, and assessment year, so don't rely on a community-wide estimate when making an offer.
Beacon Lake vs. Shearwater: Which Fits Your Lifestyle?
Choose Beacon Lake if you:
✔ Want a lake-centered community
✔ Enjoy kayaking, water activities, and outdoor recreation
✔ Prefer newer construction
✔ Want easy access to CR 210 and I-95
✔ Like a community built around a major recreational lake
Choose Shearwater if you:
✔ Prioritize fitness and walking trails
✔ Want a nature-focused neighborhood
✔ Prefer a mix of newer and established homes
✔ Want access to Fruit Cove and central St. Johns County
✔ Like resort-style amenities without needing to live directly on the coast
The Bottom Line
Beacon Lake and Shearwater are both strong choices—but they offer different versions of the St. Johns County lifestyle.
Beacon Lake is the better match for buyers drawn to lake living, newer homes, and water-based recreation.
Shearwater may appeal more to buyers who prioritize fitness, trails, nature, and an active community environment.
And neither should be evaluated on home price alone.
Before buying, compare the specific home, HOA, CDD, insurance, school assignment, commute, and long-term costs.
Because the best community isn't necessarily the one with the biggest amenities package.
It's the one that fits the way you actually want to live.
