Both are master-planned communities in St. Johns County. Both have excellent schools, resort-style amenities, and the kind of lifestyle that makes relocating families from New Jersey and New York stop mid-tour and ask, "Wait — people actually live like this?"

But they are not the same — and the right choice depends entirely on who you are and how you want to live.

What Each Community Actually Is

Nocatee (ZIP 32081 · Ponte Vedra) One of the top-selling master-planned communities in the entire United States. It spans ~15,000 acres with dozens of villages, its own Town Center retail district, restaurants, medical offices, and an amenity footprint that has to be seen in person. Nocatee is essentially a city within a community.

RiverTown (ZIP 32259 · St. Johns) A nature-first waterfront community built along the western bank of the St. Johns River. Smaller and more intimate — approximately 4,000 homes at buildout. Its entire identity is shaped by the river. RiverTown is not trying to be Nocatee. That's the point.

Bottom line: Nocatee is bigger, busier, and more resort-like. RiverTown is quieter, more peaceful, and has something Nocatee genuinely cannot offer — a river.

For buyers who have spent decades in the relentless pace of Northeast suburban life, RiverTown can feel like a genuine exhale.

Neither is better. They reflect different personalities.
